Farm animals like chickens, goats or horses need at least 5 acres in R-20, so this land suits a home and garden rather than livestock. BUILDING: A licensed soil scientist evaluated the land and the existing septic system (report attached). An older 1988 doublewide sits on the back parcel, behind it, and you reach it on foot through the woods. Stanly County Planning has confirmed it can no longer be lived in, and it cannot be replaced with another manufactured home under R-20 zoning. It has no value assigned to it and is sold as-is with no warranties, so plan on removing it before you build. The old septic drain lines cross the line between the two parcels.
